Property Management

Initially, we offer an inclusive rental valuation, to ascertain the right rental for yourself. We have a vast knowledge of the area, ensuring all comparables are taken into account, to keep your investment attractive yet competitive. We understand the impact of first impressions, so would suggest any cosmetic improvements which may be required for a successful let.

An inventory of the property would also be completed, clearly marking the condition and contents of the property. This will aid us in any potential disputes with the tenant at the end of their tenancy. We can arrange for the EPC (Energy Performance Certificate), should you require, for a small fee (approximately £60 with the certificate valid for 10 years.)

Tenants

To obtain the right tenant, we will prepare a full colour brochure with great quality photos ensuring the property is cast in its best light internally and externally and advertise the property on our host website: 'Global Properties — Lets Move On'. Also constantly bumping the advert on our Facebook page: 'GLO—BAL Crumlin'. All our properties will be advertised on our in house TV slideshow and display unit. Property Pal advertising is also available for small fee.


Our main responsibility for you is to obtain, screen and manage tenants on your behalf. Once a tenant has shown an interest, before they view the property, they are required to complete our rental application. This allows us to ascertain their suitability. We would manage the viewings, security deposit and length of tenancy, making sure your interests are always protected.

Peace of Mind

Upon the end of the tenancy, again we would inspect the property and advise should there be any need to portion any of the deposit for damages via TDS (Tenancy Deposit Scheme).

When a tenant has shown an interest to take on the tenancy, we would notify you with all the details and run with your instructions. Although we would manage the property, the ultimate responsibility of the property lies with yourself. We will always keep you advised of Health and Safety issues, but you must ensure you're aware of any new legislation that may be introduced.
